Walk around any UK city or university town and you'll see evidence of the massive rise in privately built student housing. But that sector is running into some problems and investors are getting worried about the oversaturation of student accommodation. Over the past few decades, UK student housing has been incredibly profitable. Big institutional investors like Blackstone and Brookfield along with pension managers and sovereign wealth funds all invested heavily in the sector. It was driven by a rise in university enrollment, particularly from international students. And while the UK higher education sector has been struggling financially, universities have outsourced their housing to private developers. For those developers, they get guaranteed students to fill the beds and they're able to increase rents every year. They're also able to skirt certain planning requirements around density and affordability. That's meant an influx of new built student housing dorms in towns and cities across the UK. Now, councils are increasingly rejecting applications for new student housing developments. Residents of university towns say their areas are being overwhelmed and that in some cases it's driving up prices. International student numbers have dropped due to government changes in immigration rules and more domestic students are choosing to live at home. So, what's going to be the legacy of the student housing boom? Those in the student housing sector I spoke to said we were unlikely to see the end of private student housing altogether. It's just too profitable. But it will cause a bifurcation of the market. Towns and cities with strong universities and good student numbers will get more investment in housing, while those with weaker universities might be left with empty flats and declining housing stock.
