So, if I lost everything and I had to wholesale real estate from scratch in 2026, this is exactly what I would do. I had no money, I had no buyers list, I had no softwares, no leg up. I'd first pick a market with at least 100,000 people in the market and a median home price under half a million dollars. I would not go after buyers first, I'd just find deals. Specifically in my market, pre-foreclosures, probates, code violations, liens, tax delinquencies. I would then hit all these leads with my triple tap system, which means I'd skip trace these leads on like Xleads. com. But, if I had no budget, I'd probably use truepeoplesearch. com or cyberbackgroundchecks. com. And I would get the list, get it skip traced, and then I would call that entire list, and then text that list, and then everyone that didn't pick up the phone or answer my text, I'd put a sticky note on their door. I'd write something like, "Hey, this is Zach. I had a quick question about your property. " Then have a Google Voice phone number, call me there. And I would have absolutely no excuses. I don't care if it took me a week, a month, I know if I pulled 1,000 of those lists, I'd get a wholesaling deal. Unfortunately, there's no shortcuts to this. You have conversations with people that need to sell. I lowball the crap out of them. For the people that want to sell, I get a contract. I go to Facebook or cold call a bunch of for rents I find on Zillow, find an easy buyer pretty quick, assign it, close, make 20, 30,000 dollars, rinse and repeat. The secret here is volume and consistency. I mean, I did this at 16 years old and made 25,000 dollars over 10 years ago. It's still the same thing I'm going to do in 2026 to get deals.
