any red flags uh we should be looking for? — Red flags can be that um uh I would say that because real estate is not a get-rich quick scheme. So if any mentor says that you join my coaching and [singing] you become a multi-millionaire in 1 year or 2 years in a few months uh that's not possible and it's impractical and uh you should not be believing in those kind of claims. At the same time uh you know your coaches and your mentors should also be talking about the risk involved and basically success in real estate is all about risk management. every other thing you know every other thing in terms of you know growth and uh appreciation happens because ultimately if you wait in a market you know like somebody says that uh there's [singing] a very famous quote that don't wait to buy a real estate buy real estate and wait — so if you buy real estate at a certain good location it is going to appreciate because there is time value involved it's a business and if Your potential coach or any mentor just gives you a rosy picture about the industry and not tells you about the risk then uh it is not going to work for
